General Terms and Conditions
Rental Property
The rental property is our holiday home GRANDE BALEINE, located at 6 Rue de Brénilour, 29780 Plouhinec, Finistère, Brittany, France. This includes the house, the enclosed garden area, and the parking space on the property.
The holiday home is rented fully furnished, including all kitchen utensils, dishes, glasses, and bedding. The equipment also includes electrical appliances such as a television, washing machine, dryer, and kitchen appliances.Payment
The rental agreement becomes valid upon receipt of the deposit in the landlord's account. The deposit, amounting to 30% of the rental price, is due within 7 days of receiving the rental agreement and must be transferred to the landlord's account.
After the deposit has been paid, the remaining balance and the security deposit must be paid two weeks before the start of the trip. The security deposit is 400 euros and will be refunded to the tenant’s account no later than 14 days after departure, minus any damages that may have been recorded upon departure.Tenant's Obligations
The tenant agrees to personally occupy the holiday home (no subletting to third parties) and to treat the rented property (holiday home, furnishings, and outdoor facilities) with care. If any damages occur to the holiday home and/or its inventory during the rental period, the tenant is required to report them to the landlord immediately.
Any defects and damages found upon arrival must be reported to the landlord immediately. The landlord must be given a reasonable period to rectify any defects or damages.
Claims arising from complaints that are not reported immediately on-site are excluded. Complaints submitted only at the end of the stay or after leaving the holiday home are also excluded from compensation claims.
If the tenant stays at the holiday home with a dog(s), they must ensure that the dogs do not stay on/in the beds or on the seating furniture at any time. Dogs must be rinsed off outside and are not allowed to be washed in the shower. In case of non-compliance, the owner has the right to withhold the security deposit until cleaning costs are settled.
On the day of departure, the tenant must remove their personal belongings, dispose of household waste, and return clean and washed dishes to the appropriate cabinets.
The fireplace must be cleaned, as well as the charcoal grill if it has been used.
Dog waste must be removed from the property.Landlord's Obligations
The landlord is obligated to provide the rental property to the tenant on time as agreed in the contract.
If the landlord is unable to do so, they must cover the cost of an equivalent alternative accommodation or fully reimburse the rental costs. The landlord’s liability is limited to the total rental price paid by the tenant.Tenant's Liability
The tenant is fully liable for any deliberate damage or destruction.
In the case of damage to furniture and furnishings caused by the tenant, the landlord has the right to demand the replacement cost from the tenant upon departure or deduct it from the security deposit. Likewise, the landlord has the right to claim the cost of any damage to flooring, ceilings, walls, carpets, windows, etc., if caused by improper use or negligent behavior by the tenant.
The tenant is responsible for insuring against rental risks such as water damage, fire damage, or other damages caused by them (this is usually included in personal liability insurance – please verify before traveling). In the absence of insurance, compensation is required in case of damage.Number of Persons
The tenant is entitled to use the holiday home with up to 6 persons. When renting or at the latest upon arrival, the number of persons must be specified. Hosting more than 6 persons for overnight stays during the rental period is not permitted, nor is setting up tents, caravans, or mobile homes on the property to accommodate additional guests.
In case of non-compliance, the landlord has the right to terminate the rental agreement immediately without notice. This applies even after arrival.Number of Dogs
The number of dogs is limited to one, depending on breed and size. Exceptions to the number of dogs must be requested personally. If more dogs arrive without prior agreement, the landlord has the right to terminate the rental agreement immediately.Smoking in the Holiday Home
The holiday homes are strictly non-smoking properties. Smoking inside the premises is not permitted.
